How It Works (Landlord Process)

Step 1 — Serve an N4 Notice
Give the tenant an N4 Notice (Notice to End Tenancy Early for Non‑Payment of Rent). The tenant has 14 days to pay or vacate. If they pay in full within that period, the notice becomes void.

Step 2 — File With the LTB
If payment is not made, file an L1 application (eviction + arrears) or L9 (arrears only) with the Landlord and Tenant Board. We’ll prepare and file all forms on your behalf.

Step 3 — Hearing & Decision
You may be required to attend a virtual LTB hearing. If the tenant does not respond or fails to appear, a default order may be issued in your favour.

Step 4 — Enforce or Close the Case
If the tenant vacates before hearing, you may be eligible to file an L10 to claim unpaid rent (within 1 year). We’ll walk you through every option.
