Frequently Asked Questions — Landlord Services
Evictions & LTB Process
To evict a tenant, you must follow the LTB process — serve a proper notice (e.g., N4, N5), file the correct application (L1 or L2), attend the hearing, and obtain an eviction order. We manage this process end-to-end.
If the tenant doesn't leave, you must file the order with the sheriff for enforcement. We handle this filing, coordinate with the sheriff, and ensure the eviction is carried out legally and promptly.
Most cases take 4–12 weeks depending on the type of application and LTB backlog. We file everything accurately and quickly to avoid unnecessary delays.
Yes. We attend LTB hearings (in-person or virtual) on your behalf and present evidence, cross-examine, and push for the strongest possible outcome.
Forms & Notices
An N4 is for non-payment of rent. An N5 is for other lease breaches like damage or disturbance. We help determine which notice fits your situation and serve it properly.
Yes — we draft and serve all required notices including N4, N5, N6, N7, N12, and more. Proper service is essential to avoid delays or dismissal.
If the form was incorrect or outdated, your application may be dismissed. We can fix the issue, refile correctly, and preserve your rights under the Residential Tenancies Act.
Pricing & Services
We charge clear flat-fee pricing — no hidden hourly billing. You’ll know exactly what’s included before anything starts.
