Serving Ontario Tenants with Trusted Legal Support When It’s Time to Say Goodbye to Your Rental

Thinking About Ending Your Tenancy?

At Cordaie Legal Services, we help tenants across Ontario navigate the legal requirements of ending a lease—confidently, correctly, and stress-free.

Whether you're moving for work, school, or personal reasons, giving proper notice to your landlord is not just a courtesy—it’s your legal obligation. If done wrong, it can cost you extra rent, legal trouble, or your reputation.

We’re here to make sure that doesn’t happen.

Your Rights. Your Rules. Your Exit—Done Right.

Ending a tenancy in Ontario involves specific legal steps under the Residential Tenancies Act (RTA). As a tenant, you have the right to end your tenancy—but only if:

  • You provide written notice using the correct form
  • You give the required amount of notice (usually 60 days)
  • Your notice lines up with the end of a rental period or lease term

Don’t know where to start? That’s exactly why we’re here.

We Help Tenants With:

  • Drafting and delivering the Form N9 – Tenant’s Notice to End the Tenancy
  • Reviewing your lease agreement for any early termination clauses
  • Advising on when and how to give notice properly
  • Avoiding unnecessary rent, penalties, or disputes
  • Communicating legally and effectively with your landlord
  • Ensuring a smooth, clean, and legal transition out of your unit

We take care of the legal stuff—so you can focus on your next chapter.

Frequently Asked Questions –

Ending Your Tenancy in Ontario

  • 1. How much notice do I have to give my landlord to move out?

In most cases, tenants must give at least 60 days’ written notice before moving out.

The notice must end on the last day of a rental period (e.g. the end of the month) or lease term.

  • 2. Do I need to use a specific form to give notice?

Yes. You must use the official Form N9 – Tenant’s Notice to End the Tenancy, which is required under Ontario’s Residential Tenancies Act.

Our team can prepare and serve this form for you to avoid errors or legal delays.

  • 3. Can I move out before my lease is over?

You can’t just break a lease early without consequences—but you do have options:

    • Negotiate an early termination agreement with your landlord
    • Assign your lease to another tenant
    • Sublet your unit

Or seek legal help if there are serious issues (e.g. harassment, illegal entry)

Book a free consult—we’ll review your lease and explain your legal path forward.

  • 4. What happens if I don’t give proper notice?

You could be held responsible for paying rent beyond your move-out date, and your landlord might file a claim against you at the Landlord and Tenant Board.

Giving legal notice the right way protects you from these risks.

  • 5. My landlord and I have a verbal agreement. Is that enough?

No. Verbal agreements are not legally binding when it comes to ending a tenancy.

Always protect yourself by giving written notice using the correct legal form.

  • 6. I’ve already moved out. Can I still give notice?

Once you’ve vacated the unit, it’s often too late to give proper notice—and you could still be responsible for rent.

But every case is different. Contact us now and we’ll assess your situation to see how we can help.

  • 7. Can I email or text my landlord to give notice?

No. Notice must be delivered in a legally acceptable way.

That usually means hand delivery, mail, courier, or fax.

Serving it incorrectly can make the notice invalid.

We’ll take care of serving it legally and provably.

  • 8. Do you help tenants anywhere in Ontario?

Yes! Cordaie Legal Services proudly serves tenants across all of Ontario, including Toronto, Ottawa, Mississauga, Hamilton, London, and beyond—remotely or in person, depending on your needs.

  • 9. How much do you charge to help with this?

We offer flat-rate tenant services with no surprises. And your initial consultation is always free.
